Gurugram real estate: Lodha Developers plans to enter the Gurugram housing market with its first residential project by the end of the current financial year or in the first quarter of FY28, according to the company's CEO and MD, Abhishek Lodha.
Gurugram real estate: Mumbai-based Lodha Developers is preparing to enter the Gurugram housing market with its first residential project. The company plans to launch the project by the end of FY27 or in the first quarter of FY28, according to CEO and Managing Director Abhishek Lodha.
The company said construction is expected to begin in the next quarter, while the launch timeline has been kept flexible as work moves ahead.
During the company's Q4 FY26 earnings call, Abhishek Lodha said the Gurugram project is expected to be launched either in the fourth quarter of the current financial year or in the early months of FY28.
He said the company has not included the planned NCR launches in its current launch guidance because construction is yet to begin. Lodha added that the company has taken a conservative approach while planning the project timeline.
Lodha Developers said it will use the same "pilot-and-scale" strategy in Delhi-NCR that helped it grow successfully in Bengaluru and Pune.
The company entered the Bengaluru market on a small scale in FY23. Over the next three years, Bengaluru became one of its major markets. In FY26, the city contributed around ₹2,400 crore in pre-sales, accounting for more than 12% of the company's total pre-sales.
Based on this experience, Lodha believes Delhi-NCR can also become an important growth market in the coming years.
According to Abhishek Lodha, Delhi-NCR is India's second-largest housing market and offers strong long-term opportunities for organised developers.
He said the region has limited large developers that consistently deliver high-quality homes and a better customer experience, apart from DLF.
Lodha believes the company's brand, construction quality, and execution capabilities can help it build a strong presence in the NCR market.
Lodha Developers announced its entry into Delhi-NCR in December 2025 by partnering with Gurugram-based MRG Group.
The partnership will develop two residential projects in key locations of Gurugram. Together, these projects are expected to generate more than ₹3,600 crore in revenue.
The collaboration marked Lodha's first step into one of India's fastest-growing residential markets.
Earlier, the company had said its NCR expansion strategy includes both Gurugram and Noida. However, Gurugram is expected to be the first market where Lodha will begin operations.
The company said it may explore other parts of NCR in the future, but its immediate priority is to establish a strong presence in Gurugram before expanding further.
Lodha Developers has been expanding its presence outside Mumbai over the past few years. After strengthening its business in Bengaluru and Pune, the company is now looking to grow in Delhi-NCR.
If the Gurugram launch takes place as planned, it will become Lodha's first residential project in the region and mark another milestone in the company's national expansion strategy.
