M3M India to Invest ₹7,200 Crore in Its First Integrated Township in Gurugram
M3M's upcoming township, Gurgaon International City (GIC), spread across 150 acres on the Dwarka Expressway Link Road, is expected to generate nearly ₹12,000 crore in total revenue upon full development.
M3M India, one of the leading real estate developers in Gurugram, has taken a significant step toward expansion by entering the integrated township segment. The company has announced an investment of ₹7,200 crore to develop Gurgaon International City (GIC), a significant mixed-use development spanning 150 acres along the Dwarka Expressway Link Road. The announcement was made on November 5 and marks an important milestone for the brand.
Gurgaon International City, also known as GIC, is being designed as a next-generation urban ecosystem. M3M India expects the project to generate a revenue of nearly ₹12,000 crore, showing its scale and long-term growth potential. Although the township currently spans 150 acres, the developer has shared that future expansion could bring the project to nearly 200 acres, making it one of the most significant planned urban developments in Delhi-NCR.
The new township is based on a Live–Work–Unwind concept, blending residential, commercial, and innovation-focused infrastructure. GIC will include data centres, EV hubs, technology parks, retail spaces, and premium residential zones. The goal is to create a fully self-sustained environment where people can live, work, and grow their businesses without needing to travel far. This makes the development suitable for enterprises, start-ups, investors, and modern Indian families.
The project enjoys a strong location advantage. Situated close to the Aravalli hills, the Sultanpur Bird Sanctuary, and three major expressways, GIC offers excellent regional connectivity. It also lies adjacent to the Adani Logistics Park Inland Container Depot (ICD), making it ideal for companies in technology, light manufacturing, and logistics. The project also provides seamless access to NH-48, Gurugram's key business districts, and the Delhi International Airport.
Sharing more details, Pankaj Bansal, promoter of M3M India, said that GIC is about shaping the next chapter of India's urban growth. He added that the company aims to attract top global corporations such as Google, Apple, Microsoft, and Tesla, all of which represent the future of responsible and innovation-driven development. According to him, GIC is being designed as a world-class destination where sustainability, technology, and human-centric planning come together.
The first phase of GIC covers 50 acres and is already RERA-approved. This phase includes 300 plots designed to support innovation, entrepreneurship, and clean industries. According to people familiar with the project, Phase 1 is expected to be completed by March 2027, with the entire township targeted for completion by 2029.
The entire development has been planned as a low-emission, clean-industry hub. It will host non-polluting industrial units, advanced manufacturing facilities, and tech-driven businesses. At the same time, the township will offer premium residential communities, modern retail avenues, open green spaces, and efficient mobility solutions. M3M India wants GIC to serve as a model for future Indian townships by balancing economic growth, sustainability, and high-quality living.
This announcement also comes at a time when M3M India is strengthening its position in multiple real estate categories. The company currently has a portfolio of more than 62 projects, including 40 completed developments covering over 20 million square feet. M3M is already known for delivering signature developments, including the iconic Trump Towers in Gurugram and several high-end commercial and luxury residential projects.
By entering the integrated township segment, M3M India aims to create a landmark that will reshape the urban landscape of Gurugram.
