The Gurugram-based real estate developer plans to invest ₹7,200 crore in construction activities and another ₹2,500 crore in acquiring land, supporting the expansion of its upcoming projects and premium branded residential developments.
Gurugram: Realty developer M3M Group plans to invest around ₹10,000 crore during FY27 to accelerate construction work and acquire new land as part of its long-term growth strategy. The company said the investment will help expand its project pipeline while ensuring timely delivery of ongoing developments.
The announcement was made by M3M Group promoter Pankaj Bansal, who said the company remains focused on completing existing projects while preparing for future launches.
According to Bansal, the M3M Group, which includes M3M India and Smartworld Developers, will invest nearly ₹7,200 crore in construction activities during the current financial year.
The company currently has more than 30 million square feet (msf) of real estate under construction across multiple residential and commercial projects.
Bansal said timely project delivery remains the group's top priority as it continues to expand its presence in key real estate markets.
Apart from construction, the developer has set aside ₹2,500 crore for purchasing new land parcels in FY27.
The company is actively looking for new development opportunities and has already acquired around 500 acres of land in Gurugram and nearby areas with an investment of nearly ₹2,500 crore.
Bansal said the group will continue to expand its land bank and is also planning to participate in upcoming land auctions in Noida to strengthen its future project pipeline.
M3M Group said all planned investments will be financed through internal accruals.
Bansal also said the company currently has zero debt, allowing it to invest aggressively in new projects without depending on external borrowings.
The developer is preparing to launch two new residential projects in Gurugram during this financial year.
One of these projects may be developed as a retirement housing community, targeting the growing demand for senior living spaces.
The company also plans to increase its presence in the premium and luxury housing segment by introducing more branded residential developments.
M3M Group is increasing its focus on branded homes by partnering with globally recognised luxury and lifestyle brands.
Earlier this year, the company joined hands with Elie Saab to develop two ultra-luxury residential projects in Delhi-NCR with a combined investment of around ₹3,500 crore.
Last year, it also partnered with luxury watch and jewellery brand Jacob & Co for a premium residential project in Noida.
Bansal said the aim is to attract high-net-worth buyers who often invest in luxury properties overseas by offering similar global living standards in India.
The company said non-resident Indians (NRIs) have shown strong interest in its branded housing projects.
According to Bansal, nearly 20% of buyers in the group's branded developments are NRIs.
In the future, M3M aims to increase the share of branded residences in its overall portfolio from the current 30% to at least 50%.
When asked about the possibility of listing M3M Group or Smartworld Developers on the stock market, Bansal said the company has no plans to launch an initial public offering (IPO) in the short to medium term.
Instead, the group's immediate focus will remain on expanding its land bank, delivering ongoing projects on schedule, and strengthening its presence in India's luxury housing market.
