DMart Founder Radhakishan Damani’s Firm Rents Luxury Flat for ₹27.5 Lakh Monthly in Mumbai

Mumbai Real Estate: DMart founder Radhakishan Damani’s firm Derive Trading and Resorts Private Limited has leased a luxury flat in Worli’s Oberoi Three Sixty West to Sanjay Ghodawat Group’s One SGG Ventures LLP for ₹27.5 lakh monthly rent.

Billionaire investor and DMart founder Radhakishan Damani’s company, Derive Trading and Resorts Private Limited, has rented out a premium luxury apartment located in Mumbai’s Worli area. The apartment has been leased to One SGG Ventures LLP, an entity under the Sanjay Ghodawat Group, at a monthly rent of ₹27.5 lakh.


As per property registration documents reviewed by Zapkey, this transaction ranks among the costliest residential rental deals in Mumbai’s real estate market.


Luxury Apartment in Oberoi Three Sixty West

The rented apartment is located in the premium residential project Oberoi Three Sixty West, one of the most expensive addresses in Mumbai. The apartment is situated on a higher floor and offers a total area of 6,831 square feet.


The property has been leased for a period of five years. The agreement also includes a 5% annual rent escalation clause, which means the rent will increase every year during the lease period.


With this structure, the total rental value of the deal is expected to cross ₹18 crore over the full tenure.


Security Deposit and Lease Terms

As part of the agreement, One SGG Ventures LLP has paid a security deposit of ₹1.65 crore. The deal also includes four dedicated car parking spaces for the tenant.


The lease and licence agreement for this luxury rental was officially executed on May 27, 2026.


This transaction highlights the strong demand for ultra-luxury homes in prime Mumbai locations, especially among corporate groups and high-net-worth individuals.


Who is the Tenant: One SGG Ventures LLP

The tenant, One SGG Ventures LLP, is linked to the Kolhapur-based Sanjay Ghodawat Group. The group has business interests in multiple sectors including energy, aviation, education, consumer products, retail, real estate, and textiles.


The company was earlier registered as One SGG Ventures Private Limited in 2007 and later converted into a limited liability partnership. It is currently registered in Pune and operates under the larger Sanjay Ghodawat Group network.


One of Mumbai’s Costliest Rental Markets

According to property experts, the rent of ₹27.5 lakh per month places this apartment among the most expensive residential rentals in Mumbai.


Industry estimates suggest that premium homes in Oberoi Three Sixty West typically command rents between ₹25 lakh and ₹30 lakh per month, depending on floor height, view, and apartment size.


The property also reflects strong capital values in the project, where apartments are often priced between ₹85 crore and ₹90 crore.


Earlier Major Investment by Damani Family

This is not the first major association of Radhakishan Damani and his family with Oberoi Three Sixty West. In 2023, Damani, along with his family members and close associates, purchased 28 luxury apartments in the same project.


The total value of that transaction was around ₹1,238 crore, making it one of the biggest residential property deals in India’s luxury housing segment.


About Oberoi Three Sixty West


Developed by Oberoi Realty, Three Sixty West consists of two iconic towers in Worli. The project includes 4 BHK and 5 BHK luxury residences, along with duplex apartments and penthouses.


The project received its occupation certificate in 2022. It offers uninterrupted views of the Arabian Sea and is known for its modern architecture and premium lifestyle features.


The name “Three Sixty West” is inspired by the tower’s height of around 360 metres and its west-facing sea view.

Three Sixty West has become one of India’s most preferred luxury residential addresses. It is home to several top business leaders, industrialists, and Bollywood celebrities.


Actor Shahid Kapoor and his wife Mira Kapoor purchased a 5,395 sq ft apartment in the project for around ₹60 crore in May 2024.


Other celebrities, including Abhishek Bachchan and Akshay Kumar, have also been associated with residences in the tower in earlier years.

Experts say Mumbai’s luxury rental market is growing steadily, with increasing demand from corporate executives, business families, and global professionals.

Transactions like this highlight how premium residential spaces are now being treated similarly to high-value commercial assets, especially in prime locations like Worli and South Mumbai.
