Hyderabad Real Estate: Accenture Solutions Pvt Ltd has signed a 10-year lease for over 1 million sq ft of office space in Hyderabad, with the total rental value estimated at more than ₹1,000 crore.
Global technology company Accenture Solutions Pvt Ltd has strengthened its presence in Hyderabad by leasing more than 1 million square feet of office space in one of the city's biggest commercial real estate transactions. According to property registration documents accessed by CRE Matrix, the long-term lease is valued at more than ₹1,000 crore.
The office space has been taken in Aparna Technopolis, a Grade A commercial development located in Kondapur, a key business hub in Hyderabad. Aparna IT Hub LLP owns the property.
The newly leased office covers around 10.17 lakh square feet across two blocks of the commercial complex. The space includes Floors 1 to 11 of Block A and Floors 2 to 11 of Block B, providing enough capacity to support Accenture's growing workforce.
The lease agreement was registered on June 10, 2026, making it one of the largest office leasing transactions recorded in Hyderabad this year.
The expansion reflects the company's long-term commitment to strengthening its operations in one of India's leading technology and business destinations.
The agreement has been structured in two phases. The first phase has a lease period of 10 years, while the second phase will continue for 9 years and 7 months.
The first phase became effective on April 1, 2026, and the second phase started on September 1, 2026. Rental payments will begin later, with the first phase starting in December 2026 and the second phase beginning in February 2027.
Apart from office space, the agreement also includes 996 dedicated parking spaces, ensuring convenient parking for employees and visitors. Most of these spaces are reserved for office operations, while a small number have been allocated for cafeteria services.
Under the lease agreement, Accenture will pay an initial monthly rent of ₹74 per square foot for office space. The cafeteria area has been leased at a starting rent of ₹37 per square foot.
The company has also deposited nearly ₹29.5 crore as a security deposit. Based on the lease terms, the total rental value of the agreement is estimated to exceed ₹1,000 crore over its duration.

Several well-known global brands, including Netflix, Eli Lilly, Costco, McDonald's, and L'Oréal, have established major operations in Hyderabad.
The growing presence of these companies has increased demand for high-quality office space and strengthened Hyderabad's position as one of India's leading corporate and technology hubs.
Accenture's latest leasing deal is another example of how global companies continue to choose Hyderabad for long-term business expansion, further supporting the city's growing commercial real estate market.
