Amazon India Leases 2.78 Lakh Sq Ft Warehouse in Bengaluru at ₹73 Lakh Monthly Rent

Amazon India has leased a large warehouse space in the Bengaluru Rural district to strengthen its logistics and supply chain operations. According to property documents accessed by CRE Matrix, Amazon Seller Services Private Limited has sub-leased around 2.78 lakh sq ft of warehousing space from Assetz Industrial Parks Private Limited, a group company of Singapore-based AGP.


The warehouse deal highlights the growing demand for industrial and logistics spaces in Bengaluru, one of India’s leading warehousing and e-commerce hubs.


Warehouse Located in Bengaluru Rural District

The warehousing facility is situated at Billanakote Village, Sompura Hobli, Nelamangala Taluk in Bengaluru Rural district. The property has been leased for 9 years, underscoring Amazon India’s continued focus on expanding its fulfilment and delivery network across major cities.


As per the lease documents, the agreement includes a rent-free period of 2 months and 15 days. The lease agreement was officially registered on April 7, 2026.


Monthly Rent and Lease Details

Amazon India will pay a monthly rent of nearly ₹73 lakh for the warehouse space. The rental value comes to around ₹26.25 per sq ft. The company has also paid a security deposit of approximately ₹4.37 crore for the property.


The sublease started from January 1, 2026, while rent payments began on March 15, 2026. The agreement also includes a 5% annual rent escalation clause, meaning the rent will increase each year during the lease term.


Modern Logistics Facility with Parking Spaces

The warehouse property includes several facilities designed for logistics and industrial operations. The agreement provides 25 truck parking spaces along with 150 bike parking slots for employees and workers.


According to the lease documents, the property will be used only for industrial warehousing and logistics park operations. This will help Amazon India improve storage, sorting, and faster delivery services in the region.


Amazon India Continues Expansion Across Major Cities

Amazon India has been actively leasing large warehouse and logistics spaces in key markets such as Bengaluru, Hyderabad, Mumbai, and Delhi-NCR. The company is continuously expanding its fulfilment network to meet the rising demand for online shopping and faster deliveries.


Last year, Amazon Seller Services Pvt Ltd signed a major 20-year lease agreement for a 5.59 lakh sq ft warehouse in Hooghly near Kolkata. The deal started at a monthly rent of around ₹1.26 crore and was considered one of the biggest warehousing transactions in India.


The latest Bengaluru warehouse lease further shows the strong growth of India’s industrial and logistics real estate sector.
