Brigade Group Partners with Bain Capital for Mixed-Use Project in Whitefield
The Brigade Group has partnered with global investment firm Bain Capital to develop a large mixed-use project in Whitefield, Bengaluru. The project will span around 2 million square feet and is expected to become a key commercial and hospitality hub in the city.
Project Details and Investment
According to the company, the total investment in the project will be around ₹2,200 crore. The development will include premium Grade A office space and a five-star hotel. The hotel will be operated by an international hospitality brand, adding more value to the project.
This mixed-use project will be developed as a 50:50 joint venture between Brigade Group and Bain Capital. It will be on an 11-acre land parcel on ITPL Main Road, close to the Whitefield Metro Station. The location is considered prime due to its strong connectivity and growing business environment.
Why Whitefield is Important
Whitefield is one of Bengaluru’s most important commercial areas. It has a high concentration of global technology companies and many Fortune 500 firms. As a result, demand for high-quality office space and hospitality services is rising rapidly.

Nirupa Shankar, Joint Managing Director of Brigade Group, said that this partnership shows increasing interest from global investors in Indian real estate. She explained that the company is focused on expanding its presence in key markets through such collaborations.
She also added that working with Bain Capital will improve financial strength and accelerate the development of high-value projects. According to her, this project has the potential to become a landmark in Bengaluru’s urban landscape.

He said that Whitefield continues to show strong long-term growth due to good infrastructure, strong demand from companies, and limited supply of quality developments. He added that the partnership with Brigade Group will help deliver a high-quality project that combines office and hospitality spaces.

Brigade Group’s Recent Expansion Plans
