Mumbai Real Estate: Amazon Data Services India Private Limited has acquired a 10.61-acre land parcel in Ambernath, near Mumbai, from Lodha Developers Limited for approximately ₹125 crore, according to property registration documents.

According to property registration documents reviewed by CRE Matrix, the land transaction was registered on May 26, 2026, through a deed of conveyance. The buyer paid a stamp duty of ₹7.50 crore along with registration charges of ₹30,000.
The acquired land is spread across the villages of Asode and Burdul in Ambernath taluka of Thane district. The total land area measures 42,955 square metres, which is approximately 10.61 acres.

The location is part of the growing Mumbai Metropolitan Region (MMR), which has emerged as a major destination for data centres, industrial parks, warehousing facilities, and large-scale infrastructure projects.
According to CRE Matrix, this transaction represents Amazon’s Phase 2 land acquisition from Lodha Developers at Palava.
The company had earlier acquired a much larger land parcel measuring 38.18 acres in November 2024 for ₹450 crore. The previously purchased land is located adjacent to the newly acquired parcel, indicating Amazon’s long-term plans for expansion in the area.
With the latest purchase, Amazon has significantly increased its land holdings within the Palava region, strengthening its presence in one of the fastest-growing infrastructure hubs near Mumbai.
Industry experts believe that the demand for cloud computing, artificial intelligence, digital services, and data storage is driving investments in large-scale data centre infrastructure across India.
Mumbai remains one of the country's leading data centre markets due to its strong connectivity, reliable power supply, and proximity to major businesses and financial institutions.
Large technology companies are increasingly acquiring land in strategic locations to support future digital infrastructure projects. The latest acquisition by Amazon Data Services reflects this growing trend.

In a separate real estate transaction, Amazon Seller Services Private Limited recently sub-leased 2.78 lakh square feet of warehouse space in Bengaluru Rural district.
According to documents accessed by CRE Matrix, the company leased the facility from Assetz Industrial Parks Private Limited for a period of nine years. The warehouse is located at Billanakote Village in Nelamangala Taluk and has been taken at a monthly rent of nearly ₹73 lakh.
The lease agreement was registered on April 7, 2026. The rent has been fixed at ₹26.25 per square foot, while Amazon paid a security deposit of ₹4.37 crore. The facility includes 25 truck parking spaces and 150 bike parking slots and will be used exclusively for industrial warehousing and logistics operations. The agreement also includes a 5% annual rent escalation clause.
